We were working on replacing the roofs of several different buildings at an apartment complex in Omaha.

Before we started, the owners of the complex contracted with a very well-known HVAC company to have the AC units that were on the roof removed while we were working. This was nice for us because it made it easier for us to work, but not necessary. A crane, as well as two days disconnecting and reconnecting, was needed to get the air conditioning units on and off the roof. It took them a couple of days to get the units back on the roof and reconnected. It just so happened the day after they finished with the AC units we started our final roof inspection before we called the roofs complete and invoiced for our final payment.

What was shocking was that the AC guys knew we were still working on the roofs and would have to see what damage was done to the roofs as a result of them working on the AC units. What we found was:

  1. Punctures in the roof from walking the AC units across the roof.
  2. Burns in the roof from soldering the copper piping together.
  3. Holes in the roof from screws that were dropped on the roof and then stepped on.
  4. Cigarette butts on the roof that could burn a hole in the roof.

Like I said earlier, this did not surprise me because I see this stuff when an owner calls us to find a leak in a roof. It just surprised me that the AC guys were not more careful while the guys who just installed these roof were still around and responsible for them to not leak.

This is just one example of why roofs can’t just be installed and forgotten about. Damage can happen to a roof in a number of different ways.
